Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical! Our collection processes are professional but tough, and we are extremely diligent in collecting rent through a systematic and timely process.
If a tenant has gone beyond the grace period of the lease, we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worst case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.

We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you faster. We treat each tenant respectfully and fairly, as a positive relationship with a tenant leads to timely rent payments as well as better care for your property.
All rent payments are due on the first of the month, and tenants will have a grace period that extends to the 5th. If rent is paid late, the tenant will be charged a 6% late fee.

Bring us written pricing from any local firm, and as long as the other firm does not charge fees in addition to their base percentage/flat fee pricing – we guarantee to match it.
We guarantee the tenant for the life of the lease. If the tenant we place in your property does not abide by the terms of the contract or vacates early, we will secure the next tenant at no cost to you.
We want you to be 100% satisfied with our services so we are only paid when you are paid. If the tenant does not pay their rent as agreed, you don’t pay a management fee.
If an owner calls, texts or emails us during the business weekday, we will respond within 24-hours, or we will waive that month’s management fee.
